Property Manager

Fairville Management Company is a property management company specializing in affordable housing properties. JOB DESCRIPTION
  • Maintain unit occupancy by effectively retaining residents and successful marketing the property.
  • Administer tenant leases in compliance with lease provisions.
  • Ability to perform site inspections and conduct unit inspections in their entirety for continued compliance following company, HUD, RD, and LIHTC rules and regulations, policies, and procedures.
  • Assist the site team to prepare sites for Management and Occupancy (MOR), REAC, regulatory agencies, investor audits and inspections.
  • Participate in compliance programs with established HUD, Rural Development, Low Income Housing Tax Credit, and other applicable policies, procedures, and budgetary constraints.
  • Collect rents, monitor, and manage delinquencies and collections, and maintain accurate records.
  • Process timely and accurate move-ins/outs and administer HUD, Rural Development, and Low Income Housing Tax Credit recertifications.
  • Ability to learn and utilize property management software.
  • Monitor and resolve building occupancy.
  • Prioritize application of the Affirmative Fair Housing Law in in every aspect of our operation.
  • Attend court proceedings, as necessary.
  • Support other communities as directed by management.
QUALIFICATIONS
  • High School Diploma or equivalent (GED).
  • Certifications and/or willingness to obtain certifications, including: CPM (Certified Property Manager), COS (Certified Occupancy Specialist), LIHTC (Low Income Housing Tax Credit Certification) or equivalent housing certifications – salary will be adjusted upward by having additional certifications.
  • Strong verbal and written communication skills.
  • Experience & knowledge of MS Office products and/or willingness to learn (Excel, Word & MS Outlook).
  • Experience & knowledge and/or willingness to learn Yardi Property Management Software.
  • Ability to handle a high volume of calls while exhibiting excellent interpersonal skills.
  • Willingness to learn and/or working knowledge of programs and government agencies, including Low-Income Housing Tax Credits, Rural Development, HUD guidelines, and Fair Housing.

Maintenance Technician

JOB DESCRIPTION
  • Responsible for preventive and daily maintenance needs of the grounds and property.
  • Respond to Resident Service Requests; enter and track requests using our property management software.
  • Perform general maintenance requests such as plumbing, electrical, HVAC repairs, drywall repair, carpentry, appliance repairs, painting, hanging doors, flooring install, light demo, concrete work, landscaping, etc.
  • Complete unit turnover.
  • Supervise outside contractors while preforming work onsite.
  • Order parts and supplies as needed and maintain inventory.
  • Maintain equipment and tools.
  • Ensure that work orders are managed through the current property management software system.
  • Must be able to respond to on-call emergencies on a rotating basis.
DESIRED QUALIFICATIONS
  • High School Diploma or equivalent (GED).
  • Post-Secondary Certificate - vocational licenses and certification (electrical, plumbing, etc.) preferred and/or willingness to earn licenses and certifications.
  • One-year previous apartment maintenance experience preferred or willingness to learn apartment maintenance.
  • A current and valid driver’s license with a clean driving record and an insured vehicle.
  • Basic knowledge of landscaping, electrical, plumbing, carpentry, appliance repair, painting, drywall repairs and installation and repairs of flooring.
  • Ability to push or pull heavy weight, bend, stretch, reach, climb ladders, kneel or be low to the ground when necessary.
  • Knowledge of (or ability to learn after start date) and adherence to all Landlord, Tenant, Fair Housing Laws, HUD regulations, forms, inspection criteria/processes and the low incoming housing tax credit program.
  • Bilingual or multilingual proficiency.
